trust deed

Property loan contract

A trust deed is a legal document that transfers real property to a trustee as security for a loan.

The trustee holds title until the borrower repays the debt, then reconveys the property.

If the borrower defaults, the trustee can sell the property without going through court foreclosure.

Trust deeds are common in some U.S. states as an alternative to mortgages: The lender required a trust deed on the house.
