warranty deed
Guaranteed ownership document
A warranty deed is a legal document transferring real estate ownership in which the seller guarantees clear title and the right to sell.
The seller promises to defend against any future claims to the property.
This offers buyers more protection than a quitclaim deed, which makes no such guarantees: The bank required a warranty deed before approving the mortgage.
