upkeeping
Preserving in condition
Upkeeping is the ongoing act of maintaining something in good condition.
The word is a less common alternative to upkeep used as a verb or gerund: The costs of upkeeping the property exceeded our budget.
Most speakers prefer "keeping up" or simply "maintaining."
