quitclaim

Deed releasing ownership

A quitclaim releases any interest or claim you might have in something, typically property, without guaranteeing that interest actually exists.

A quitclaim deed transfers whatever ownership rights the grantor has—if any—to another party: She signed a quitclaim deed giving her ex-husband full ownership of the house.

Unlike a warranty deed, it offers no assurances about title quality.
