caveat

Stipulation before proceeding

Caveat is Latin verb borrowed by English as part of the phrase caveat emptor, “let the buyer beware.” From there, caveat has morphed into a noun that means a warning or an explanation that is intended to alert someone to something that is not obvious: I should add the caveat that sales won’t pick up until January. This drug comes with so many caveats that most people would hesitate to use it.
