special assessment
Extra property fee
A special assessment is a charge levied on property owners to fund a specific public improvement that benefits their properties directly—new sidewalks, sewer lines, or street lighting.
Unlike general taxes, special assessments target only those whose property values increase from the improvement: The city issued a special assessment for the new storm drains.
The term also applies to one-time fees charged by homeowner associations for unexpected repairs or upgrades.
