rental deposit
Landlord's security payment
A rental deposit is money paid upfront when renting property or equipment, held as security against damage or unpaid obligations.
For apartments, it's typically one or two months' rent, returned when the tenant moves out if conditions are met: We lost half our rental deposit because of the stained carpet.
