A lease transfer is the process of moving a rental agreement from one tenant to another, with the new tenant assuming the original lease terms.
Common with apartments and car leases, it lets someone exit a lease early without breaking it: We found someone willing to do a lease transfer so we could move for the job.
The new tenant takes over payments and responsibilities for the remainder of the term.
