master lease
Head tenant's contract
A master lease is a primary lease agreement that governs an entire property or portfolio, under which the leaseholder may sublease individual units or spaces to others.
Common in commercial real estate, the master tenant assumes responsibility for the whole property while generating income from subtenants: The investor signed a master lease on the apartment complex, then rented out units individually.
