leaseback

Sell then rent

A leaseback is an arrangement where a property owner sells an asset—typically real estate—and immediately leases it back from the buyer.

The seller gets cash while retaining use of the property; the buyer gets rental income and an investment.

Common in commercial real estate and corporate finance: The company did a sale-leaseback on its headquarters to free up capital.
