breaking lease
Leaving early, legally
Breaking lease is terminating a rental agreement before its scheduled end date.
Leases typically bind tenants for a fixed period—usually a year—and breaking one early often triggers penalties: forfeiting a security deposit, paying extra months' rent, or owing fees.

Landlords may allow it with sufficient notice or if they can quickly find a replacement tenant.
