downtown area
Urban commercial district
The downtown area is the central business district of a city or town, typically containing the main commercial, financial, and governmental buildings.
The phrase is slightly redundant since downtown already implies an area, but it emphasizes the zone rather than just the direction: The downtown area has seen significant redevelopment.
